An Interior Designer must have a degree (AS or BS) in Interior Design. An Interior Designer's function can be thought of as an interior architect. During our training, we must be proficient in AutoCAD and additional types of design software like Chief Architect Premier, drafting and 3D rendering. We must understand electrical, lighting, plumbing, interior systems and codes, as well as space planning (the process of determining the purpose, functional requirements, and basic layout of specific areas in a home or commercial buildings), for residential and commercial design. In a nutshell, we design a floor plan and layout for you, create construction documents that a general contractor, plumber and electrician will use to put everything in the exact place as we have designed.
Who would need an Interior Designer?
Whether you are acting as your own contractor, or hiring a general contractor to do the work, you'll still need a good design tailored to your exact needs and wants. You need a plan. We are separate from a general contractor, who has trades people to do each part of the renovation or addition. We are paid for the hours we spend designing your project. For instance, an architect designs a house with all the specifications (except the structural engineer provides the calculations and requirements for structural loads, etc.) and gives those construction documents to a builder/general contractor who reads those documents to build the house to specifications. Interior Designers design the inside of the house, provides documents to all the trades/contractors so that they build the interior to specifications. So, if you want a plan, you'll need an Interior Designer to create one.

For Sellers:
As a Seller, it means you do not have to renovate just to sell your home. Chances are slim that the buyer will have the exact taste or desire for the finishes and style a seller has created with a renovation or flip. Homes that are recently flipped or renovated can actually cost more for the buyer because of the extra effort, labor, money and time it takes to get unappealing, trendy finishes removed or demolished (i.e., laminate flooring glued to the slab). Not to mention the price of that renovation or flip adding to the sale price. But when a redesign with 3D renderings and new floor plan is created and professionally displayed on an easel in that area, buyers can Picture It Renovated during a showing or Open House! We're not photoshopping the furniture or appliances into the space. Everything you see in the renderings are to scale and based on real measurements and actual appliances and finishes available today.
For Homeowners just looking for a pre-renovation concept:
Many homeowners would like to renovate a kitchen, bathroom or just add an extra room for a specialty purpose. A pre-renovation design will allow you to see the concept before you contact your contractor to begin the process.
Because of their fee structure, most Interior Designers won't design a space if you're not ready to renovate now. But you still want to see a rendering of what the new design plan can be, right? We can help you Picture It Renovated! Having a 3D rendering and floor plan of your future remodel or renovation will help provide the information to set a budget, as well as mull over that design before you begin the process.
For Commercial:
General Contractors - When your client doesn't have a clue as to what they want in their renovation, we can work with your client to narrow down their choices for the design. We then create the as-built floor plan and the floor plan for the new design. The floor plans will include dimensions, elevations, lighting plans (RCP), Electrical plans, plumbing locations, 3D renderings, and a list of their finishes and appliance choices. Your client can hire us for the pre-renovation concept or you can hire PIR to create their plan.
Retail, Office, Healthcare, Restaurant, Industrial, Personal Services (Salon, studio, etc.) - Before you lease a space, we can provide a design for a location you considering before the buildout.

Your Realtor doesn't have to be the one who purchases a rendering package to sell your home. If you purchase a rendering package, you own it. So whether you are selling by owner or change to a Realtor, you still get to use your renderings to sell your home! Help buyers "Picture It Renovated!"
Don't forget that when you have a rendering package created, if you pay for it, you own it! You can use the rendering photos in the home's listing showing the redesign concept. You can also offer it as an incentive to the buyer, so that they can keep the rendering after they purchase the property, to use for their eventual renovation!
